Hi im looking to purchase a 10yr old propery with an outdoor spa deeper than 30cm that is unfenced whose resposibility is it for the fencing as its illegal at the moment?

Hi I have received contract of sale and vendors statement on a townhouse I'm looking at purchasing, and just have a question regarding Owners Corp. On the vendors statement it reads

"6. Owners corperation. This section 6 only applies if the land is affected by an owners corporation within the meaning of the Owners Corporation Act 2006.
Not applicable"

Does this mean there is no owners corporation?

I am a Tennant in Common with my partner. We contributed evenly for the deposit. Due to our incomes,we agreed he would be responsible for 55% and I would be responsible for 45% of the repayments. Does this mean he owns 55% of the property and I own 45% ?

I work as an Engineer in the IT industry. I'm required to drive my car to work everyday so that I can drive to client sites in the event of emergencies that can't be resolved remotely.
Just want to stipulate my car being available is a work requirement.
Am I able to claim the parking expenses for when my car is parked outside of my work?

Hi,
I have a joint home loan with my wife Of 400k that is linked to a offset account with 400k in it. My wife is not working now due to pregnancy and will not be working for a number of years.
We would like to purchase some shares in her name (because of her now low income) around 150k worth. Can she claim the interest on the 150k taken from the offset account. Can she claim all interest keeping in mind homeloan and offset are joint? someone mentioned me lending her the money? Loan structure?

i run my own business. I like cars and they are my golf membership! I buy 2-3 year old models and follow trade prices. i sell well & typically get close to what i paid (if not more) 12-18 months. have high deposits, 4-5 years & 40% residual. Extinguish within 18 mths. Use chattel mortgage. seeking a 2007-9 car, what options might exist for a little older car?

I'm having trouble paying my mortgage since acquiring a disability and having to resign my job. I'm getting married In December and so I just need to hang on to the house until then. Unsure as to best course of action right now. Should I :
1. Apply for financial hardship consideration from the bank again? Trouble is that the debt keeps getting bigger that way.
2. Apply for early access to my superannuation?
3. Ask a friend for an interest free loan?
Don't want to lose Newstart payment

Hi. We have just sold our home and have a sum of money to put into term deposit. The bank we are currently with is backed by government for $250k deposits. Are we best to do 2 separate deposits and are we also best to have fall due in different financial year? We plan on buying again within 12 months. My partner is working however I am not at moment but plan to shortly.

We are currently looking at a 4 bedroom home in Engadine for $940,000 and have $150,000 to cover deposit, stamp duty and legal fees. My husband’s income is income is $136,000 and I work permanent part time and earn about $67,000. Hi, I'm setting up an online computer store and am confused about the tax side of things, if i buy a product for example, for $600 inc GST, then sell it on my site for $700 inc GST, Can I claim GST credit on the GST paid to the supplier? Or are you not able to claim GST credit for this? Thanks,

Hi. I use AFG FLEX as a Mortgage Broker however I find FLEX isnt a great CRM system. It handles loan processing OK, and the SMART marketing is OK - but what I am looking for is a great CRM. I hear about salesforce??
I am looking for help on the best CRM to handle all client interactions/link attachments & emails, along with if I send referrals to referral partners.
