Having recently sold my house with a pool I’ve now had the new owners come to
Me and say the pool has been leaking I agreed to go halves in having someone come and assess it. The results bring it has a crack somewhere on the outside but inside the pool area like from a tree or something. So now there trying to make me pay for pulling all the tiles up etc.
How does the law work for all this.
I thought that’s what they had inspectors for etc ?

Hi all,

First time user.

My income is three times that of my wife. We also have kids. We are looking at an investment property and were wondering does it matter who we put our investment property under and who collects the income?

We were also looking at possibly putting the investment property and our principle place of residence in a trust. What would be the benefits of a trust?

I appreciate your help with the above.

Hello

I am managing director of a company in SA.
Basically there are unauthorised creditor invoices that have been entered in to our internal accounting system.
We are not being actively pursued for the money, there is no written legal warnings and the claimed debt may be over a year old in some cases. Is it legal to process a credit in our internal accounting system so risk of inadvertent payment is averted and aged creditor is not exaggerated; without written approval from the Creditor ?

A friend wants to do transition to retirement and cut back from 5 to 3 days a week. She needs to know the figures to see if this is a viable option as she's 63 and still cant retire untill she's 66. who do we see who can give us the figures and i'm talking about taking out an income stream and doing salary sacrifice back into super, need to know how much tax she will pay and what will be her take home pay if doing 3 days?

I am living in NSW I have been renting a house for 3 year in a Village zoned town. My landlord is subdividing the property. I was told by fair trading that I could negotiate the time of her working on the property. She is going owner builder. But someone said that once the block is subdivided I have no rights because it is no longer part of my property. I also know that her last 3 builds she was painting at midnight. Who is right?

My family is about to receive a bequeathment of approx $200K in fully franked shares.
Our house is would be approx valued at 1.1m on the open market and our outsatnding mortgage is $440k.
My personal super is only $50 plus thousand and my wifes approximately $100k
I am 60 years old my wife 55
We plan to firstly cash in shares to repay immediate debt of approx $25k.
Is my (our super) worth topping up at the max $35k each?
Should we keep any shares as is or cash in total to reinvest?

Hi,
My Wife and I have a 75k mortgage. we have an equity loan facility that is split from this mortgage of 400k.
we would like to invest in some shares using funds from equity loan.
We would like to set it up so my wife is buying the shares as she has recently delivered our baby and won’t be returning to work for around 5 years.
Can she negative gear the interest against dividend income from the equity loan keeping in mind it’s in both our names?

Hi, my name is Roger Francis and I am currently a self employed Handy man with a good income per week of around $2400 including being maintenance person for many organisations and with regular employment.
I ran a cafe which went bust and still hold the lease which is amassing rent at $7000 per month for which I am 3 months in arrears.
I need advice on how to go about applying for a home loan to cover this and future rent and to buy a house at the same time?

Hi,
We have been renting a property for the past 4 years.
It is a one story subdivided terrace house, which shares a block with the adjoining house.
My question arises from the fact that on our rental agreement our property is stated as being '1/4a', however when we attempted to change our address with the voting polls we were informed that '1/4a' is not a registered address only 1/4 is, this is backed up by auspost.
Is this a breach of our rental contract?
