Hi, we are looking at investing in a property. The opportunity is for us to buy a property (valued at mid $600,000). The owner will finance us, with no deposit, to buy, at $550,000 at interest only for 2/3 years. Then we can refinance with the bank to continue. Our situation is that we will not be considered for bank finance until our credit rating has dissolved. So this is why we are considering this. Who is the best person to talk to for advise on this?

hi if you put down a 10% deposit on a house in NSW and before the contracts are exchanged you are unable to go through with the sale do you lose the 10% deposit?

apply to Australia?

Dear John,
I wish to put in a second towel rail because I'm disabled with neck arthritis. My landlord is unresponsive. I am straining my neck to reach down to the low rail and wish to put one above it more suitable for my height. Would i be in breach of my contract if i have one put in? Can they evict me even if its identical to the one below and adds value to the property? Thank you for your reply :-)

I’ve been on the aged pension for 2 years. I have my own company I’ve lent $20k to over many years but want to close/wind up the company. If I prepare a Deed of Debt Forgiveness for the $20k between me as the lender and my company as the borrower, what are the tax implications (if any) for me and the company? Also would this affect my aged pension entitlements? (I’m paid under Centrelink’s “assets test” not “income test”)

My 19yo daughters lease agreement date ended approx four weeks ago. She has continued to pay rent from that date, but has now signed a new lease on another property with a different real estate. Her old real estate agent says that she must give 21 days notice before she vacates even though there is no current lease agreement. She can not afford to pay two separate lots of rent on two properties. The lease is up. Why can't she just hand the keys in and move out??????

Hi, we are looking around for finance to buy the freehold of a pub. We will be owner-operators and would like to know if any lender will base the LVR against the property and pub as a going concern only or will they consider the stock if it forms part of the contract of sale, thanks?

My partner gave a car registered in his name to he’s mother, 4 years on she has never paid a toll and we now have people chasing us for the money . 1-can the debt be transferred to her name now it has gone this far 2-will this affect our credit history badly? Please help!

I want to buy some shares for my young kids. If I set-up a trust the income tax on dividends will need to be paid by me (at 35%). Can I get the kids a TFN and buy them in their name so they can benefit from the $18k tax threshold?

First home buyers with 2 kids, 4 and 2. No debts, no credit cards and have been paying $620pw in rent. We have just inherited some money and want to see if we can borrow around $700,000. My income is $132k plus super and my wife is looking to go back to work mid-2018. Could we do this?
