Our home loan has always had a variable rate currently 3,97% and we're wondering if now is a good time to be fixing the rate. What is the best 2 and 3 years fixed rate - loan is $720,000?

Hi Susan,

Could potentially do a split if you wanted to keep half on variable and half on fixed. that way you lock in a low fixed rate for a few years but can maintain an offset account and make extra repayments towards the variable.

Although, if all is to follow Westpac (who are raising their rates) than maybe its a good time for all of us to fix our rates :).

You could get a 2 year fixed for a low as 3.69%. Would need some more information but could potentially even be lower.

Hi Susan,
There are many more factors that you may wish to consider as well as interest rates.
I would also recommend a split loan facility taking a structured approach based on cash-flow and debt management that reflect your current lifestyle and planned future goals.
This planned approach will determine a more accurate split ratio that will help you achieve your goals faster.
If you start with the end in mind, you may find that you could well get better results and achieve more than you perhaps thought possible.

Hi Susan,
I agree with George, the structure of your loan to suit all aspects of your life and your short term goals will create a sustainable outcome for you.
In your interview with a Broker you should spend time discussing other finance commitments, future finance needs, current and future income and your living expenses including any expected changes (both up and down)
It is very important to choose the most suitable combination rather tag just the cheapest rate.
You should be offered two or three options and the broker should explain why they have chosen and recommended each product.
