Welcome Nathan

What service do you provide, Occupation?

Mortgage Broker

Name of Business?

Osinski Finance

Where is the business located?

Baldivis, Western Australia

How long have you been in the finance industry?

Since 2015

Is there any particular part of the finance industry you specialise in?

I specialise in residential mortgages. From first home buyers to long term investors I pride myself in being able to come up with solutions that help my customer achieve their financial goals.

What do you do for your customers that sets you apart from other brokers?

I think the main thing that I do for my customers is providing education and guidance. Even if I cannot help them get a loan right now, I always try to guide my clients with what they will need to do to get the loan or if there is a change we can make in their current setup that is going to help them achieve their goals and save some money along the way.

What role does communication play in helping you operate a successful business?

Communication is key to any successful business. There are so many ways to communicate with your customers, potential customers or the community in general through the use of technology. I provide updates to my clients on how their application is progressing throughout the process but I also think it is important to keep in touch with them post settlement. I also provide regular updates via social media and a blog.

What would you say to first home buyers who are struggling to get into the property market?

It’s a tough market for first home buyers out there. If home ownership is your dream then my advice would be SAVE, SAVE and then SAVE some more. It is going to be tough to save for a deposit, pay rent and still have a social life, but the more you can save the better off you will be in the long term. If you are lucky enough to have family who owns property then a guarantor is also a good option to consider. In this case, find a good adviser who can explain to all parties what they are agreeing to.

What’s the most important lesson you’ve learned in business?

Don’t chase rate.  For me, it was important to create a solid foundation of knowledge of what lenders are looking for in applicants and matching the right applicant to the right bank based on policy. A bank may have the cheapest rate but if their policy will not allow them to lend to a certain customer you can waste a lot of time trying to convince a bank to alter their policy to meet your applicant’s situation.

What’s the best piece of advice you’ve received?

The best piece of advice I have received is if you don’t like something then change it. Two years ago, I was a regular PAYG employee in an IT company and I wanted a change. I was looking for a job where I could make a difference and helping my clients achieve their dream of home ownership is a very rewarding experience.

What are your favourite hobbies?

Being self-employed and a father to a 2-year-old boy does not leave a lot of time for hobbies! But in my spare time, I volunteer with the local Fire Brigade. I have been a member for 2 years and enjoy giving back to the community and developing different skills.
