What is the role of a property manager and how can people identify who would be the right property manager? 


Potential agencies will say they can maximise your return by getting higher rents and lower vacancy rates.

I suggest you say "Ok great, that's what you should be doing as a minimum but what else can you do to maximise my return?"

I can guarantee the majority will be stumped.

Property managers manage relationships, property and more. Day to day tasks involve collecting rent, renting out vacant properties, routine inspections to ensure properties are being looked after, arranging maintenance and paying for rates notices, body corporate, plus so much more.

What do you do for your customers that sets you apart from other property managers? 


You will find that you have to call reception or another number, talk to someone else to TRY and get a hold of your property manager.

What advice would you offer people who are struggling to find a property to rent? 


Have a look at your rental ledger and see if your rent is/was paid on time.

Having a poor rental history of paying rent or invoices on time can affect your chances of getting a new place.

You can try offering higher than the asking price or potentially offering a month in advance instead of two weeks to show you can afford the rent and are very keen. Make sure it’s within your affordability.

Best thing to do to make your chances stronger for another place is to pay rent on time, keep your current property and yard/gardens clean and be a decent human being to your property manager.

Talking down to them definitely will hurt your chances at a new place.


What role does communication play in helping you operate a successful business? 


Communication is the most important thing for property managers.

So many are scared to pick up the phone and talk to the landlord, especially if something bad has happened.

In my experience, most landlords just want to know what is going on with their property whether it be good or bad news.


What’s the most important lesson you’ve learned in business? 


Never give up. Mountains are climbed by thousands of small steps.


What’s the best piece of advice you’ve received? 


Whatever you do, do it with purpose.


What are your favourite hobbies? 


Music, burgers, beer, Rugby League and Touch Rugby League.
